Step by Step Guide to Letting Your Property
Step 1 Valuation
We will meet you at your property and provide you with an accurate valuation taking into account the current market. We will also offer advice on any improvements that can or need to be made to further maximise your rental income and comply with all housing and letting legislation. Step 2 Terms of Business
After choosing which service you require you will be issued with the appropriate Terms of Business Agreement. Once we have received a signed Terms of Business Agreement and verification of ownership, an Energy Performance Certificate (which we can organise) and Gas / electric certificates, where applicable, we can then commence marketing your property and find the right tenant.
Step 3 Viewings
All our viewings with potential tenants will be accompanied by ourselves and the landlord if you wish to do so.
Step 4 Offer
When a suitable tenant has been identified, we will contact you to ensure that you are happy with the selection made and the circumstances of their offer. We will also take a holding deposit to minimise the risk of them revoking their offer. Once we have your agreement we then proceed with references.
Step 5 The Paperwork
Once we have received satisfactory references we will draft all of the necessary paperwork including the Tenancy Agreement and a comprehensive Inventory and Schedule of Condition including Photos (included in fully managed service only), which are essential when letting your property.
Step 6 Moving in
We will organise the cutting of keys and handover, collection of rent and damage deposit and placing the deposit into an official holding scheme (included in fully managed service only). We will also take care of informing all the utility providers. Provide an Inventory and Schedule of Condition (included in fully managed service only).
Step 7 All Done
You can now sit back and relax, we will be the first port of call for your tenants, and all communication will be via us the agent. We will renew any safety certificates when they are due. We will provide you with a written report each time we have carried out an inspection of the property. At the end of a tenancy or annually when requested we will supply you with a full financial report which will assist you with your Tax return.
